Terrible property management company. Terrible landlords. Non-responsive and nearly impossible to get a hold of. I lived in Lyra (a UDP owned building) and will never rent in a building managed by this company again. It seems they have incentivized tenants or asked friends of employees to write good reviews to offset the honest ones.

More reviews on GoogleHorrid company. If you're looking to have your security deposit withheld from you with no prior explanation, LOOK NO FURTHER. The entirety that I had lived within one of UDP's managed properties, there has been a major lack of communication and honesty-- probably because they cannot keep staffing to save their lives. Management does not seem to take their jobs seriously, nor do they care to. Signing the lease was fine, but trying to move out and end my lease before it's renewal was a nightmare. PLEASE beware that while everything might seem all wonderful and beautiful on the surface that these guys are just out to take your funds and run.
Update: Since my review, UDP found some friends to post good reviews/ratings (they were near 3.7 stars just two weeks ago) rather than address tenant concerns. In fact, their answer to assisting tenants is to offer waiving the fee to break their lease. In other words, they're taking advantage of the housing shortage to do nothing and then if tenants complain, they tell them to leave. This is a disaster company. Yikes! Issues: - Massive construction within 100ft of Park Ave Gardens with no assistance or guidance from UDP. - Consistent laundry maintenance problems with minimal UDP assistance - Quick to increase rent and fees w/o making improvements (they claim the "market value" increased, which is their way of taking advantage of our housing shortage - Black mold - $100 parking fee, but UDP removed the tow sign so non-residents take tenant spaces - Poor organization, communication Details: There is going to be a massive construction project outside of Park Ave Gardens yet UDP thought it appropriate to raise rent and fees on everyone without unit or property improvements. They have also failed to provide information about how UDP will assist tenants through this massive construction project and so far, non-residents are parking in our lot and UDP has done nothing about it. They in fact removed the tow sign without any word to tenants yet charge tenants $100/mo for parking. They replaced the washers/dryers, but increased the charge by .50 per wash and dry plus an extra .25 "convenience" fee despite washers breaking regularly. They also tell tenants to report laundry maintenance issues directly to their vendors, which is absolutely their responsibility as a property management company. They nickel and dime you. UDP's portal charges $4.95 every single month just to submit your rent. $100 parking that doesn't have enforcement, $50 per pet, $20 locker, and their WSG/G ended up being $50 higher than the property manager who showed me the unit quoted (it's about $150 on top of fees and rent). And my neighbor says her WSG/G is a flat fee of $100 so there's no continuity either. Moving in was a nightmare. The property management rep didn't have the correct key to show me the unit I made the appointment to see and didn't tell me prior to me arriving so I had to make a follow up appointment on Thanksgiving to see the correct unit. They couldn't show me an available garage because they lost the garage key and lost my mailbox key before move in. My unit was hastily prepared two weeks before I moved in so that the cable outlet was painted over and cabinets were so poorly painted that they stuck and I couldn't open them. Let's talk about black mold. My cutting board was black with mold when I moved in and when I washed the floors, the water was black. Black mold grew all over my bathroom so within the first month of moving in, the painter had to return to repaint the bathroom with a different paint. Yes, there's a Mold Addendum, but you have no idea how bad it is until you move in. My pillows were leaning up against the wall and they turned black and I was sneezing black. I had to purchase a de-humidifier for $100 and keep ceiling and standing fans running 24/7 including/esp through the winter. The new property manager made several mistakes on my lease renewal that had me paying 133% increase on their pet fee ($30 to $70/pet when it was to be $50 & wrong rent amount), which required me to re-sign 20+ pages of the document. UDP is so removed from management of Park Ave Gardens that we have tagging on our sign and the property is falling apart. I worked at being optimistic and friendly with property management for a year despite their many move in mistakes, but I see that personnel changes have led to extremely poor service and arbitrary decisions to increase tenant costs. I do NOT recommend moving into UDP properties. Should they choose to assist their residents as opposed to doing the bare minimum or less, and hiding the ball on changes, I'll offer an update.
The front-line staff they hire are nice enough when you can get a hold of anyone, but the company's policies as a whole are anti-resident. Recognize that despite whatever rhetoric you see on their website about being neighbors, this is an investor-first company that only cares about its bottom line, and their policies and behaviors will reflect this in customer communications, maintenance requests and the consistent turnover in staff because the company doesn't treat them well. Not atypical experience for a corporate lawyer hegemon in Portland, but because they're not as bad as some of the legit slumlords in town and their builds are nice, they kind of fly under the radar for soulless corporate greed, but...they're just like the rest.
UD+P is the best property management company I have dealt with in my rental history. The manager is kind and responsive to calls and emails, and the maintenance crew always gets back to me immediately when I have something go wrong. I have been a tenant for two years, and I really appreciate the difference a professional group makes!
